A layout with a typology of isolated blocks is proposed, closing the block towards the main street with the highest vehicle traffic and towards the adjoining blocks of high-rise buildings and opening and diluting volumetrically towards the adjoining block with a single-family housing typology.
The starting criteria are: promote the continuity of facades on main streets (defining the general urban space proposed in the planning), seek maximum sunlight and south orientation in the interior blocks, achieve visual and landscape permeability, achieve maximum amplitude and sunlight possible from the communal interior garden area.
The generating elements of the formal volumetric composition are the balconies and the precast concrete panel as a constructive element supported by the play of light and shadow fostered by the first and the quartering of panels by the second.
